WAI Architects served as the design firm for this mixed-use building, retail & office located in The Woodlands, Texas.

Completed in Summer 2025, this project was developed in collaboration with the owner and the WAI design team.   Located on I-45 North this two story mixed use building features space for two professional offices on the 2nd floor as well as a retail component on the 1st floor.

The structural steel building continues from within the building to the front trellis canopy which has a dual purpose as a focal point as well as a outdoor seating area for a cafe or quick service restaurant.

The exterior features several architectural elements including:

• A brick veneer which complements the neighboring Starbucks and retail in the same Shenandoah commercial business district.
• Awnings above the windows to provide shade at peak sun.
• Windows  on the both sides to allow natural light into the back of each space.
• Parapets, high brick above the roof line, at the building corner facing I-45
• Pedestrian access to the adjoining sidewalks on the right of way as well as to the wet pond just West of the property.
